Commission math is deceptively simple until you account for co-brokerage splits, brokerage shares, listing vs. selling percentages, and annual caps. Brokers were doing this in spreadsheets, on napkins, and in their heads — often getting it wrong in ways that cost real money.

What the calculator covers

The calculator handles real estate, yachting, aircraft, automotive, and fine art commission structures. Each industry preset reflects the actual standard rates and split structures used in that market. You can also use Custom mode to model any combination of commission rate, brokerage split, and broker share.

Beyond single-deal math, the annual projector lets you see what hitting your deal goals means for your take-home. The income goal calculator works backwards from a target income to tell you how many deals you need at your current split. The brokerage comparison tool lets you model two different offers side by side.
